How does leasehold differ from freehold?
Freehold is full ownership of the apartment, registered to a foreign buyer within the building quota. Leasehold is a long-term lease: the right to use and dispose of the apartment for the term fixed in the lease agreement. The apartments on sale now are registered as leasehold; ask a manager whether a freehold quota is available at the time of your deal.
Can a foreigner buy here?
Yes. Leasehold is available to foreign buyers without restrictions; freehold is limited to the quota allocated to the building. Exactly which documents you will need and what taxes arise on purchase and resale is calculated by a manager: it depends on your citizenship, tax residency and payment method.
What is included in the price and what is paid separately?
The price includes finishing, designer furniture, built-in appliances, plumbing and air conditioning. Paid separately: title registration (1.1%), the sinking fund (800 ฿/m²), utility connection and meters (10 000 ฿), and maintenance at 70 ฿/m² per month — the last one is free for the term of the agreement with the management company.
How do the instalments work?
The down payment is 30% of the price, due on signing the contract. The remaining 70% is paid in equal monthly instalments over 36 months, with no interest. The schedule is fixed in the contract and does not depend on the exchange rate.
When is completion and what is already built?
Phase two is scheduled for completion in December 2026. Construction permits and building-use control certificates are in place — all three documents are published in the About section. Phase one of the resort is already operating.
